Step 1: Free Initial Consultation

We start with a friendly, no-obligation consultation. I’ll explain how I work and how I’ll support you from start to finish. By the end, you’ll know:

  • Answers to key questions about mortgages, costs, and the home-buying process

Step 2: Agreement in Principle (AIP)

 

Once I have your documents, I’ll arrange a soft-search Agreement in Principle (AIP) – with no impact on your credit score. This strengthens your position with estate agents in Norfolk (and anywhere in the UK), showing sellers that you’re serious and ready to proceed.

Step 3: Property Search Support

 

While you search for your ideal home, I’ll stay in touch and provide updated affordability checks on properties you’re considering. This gives you peace of mind, knowing exactly what each property means for your budget.

Step 4: Making Your Offer

 

Remember: estate agents are paid by the seller, not you. I work solely for you. I’ll help you decide on a smart offering strategy so you don’t overpay for your new home.

Step 5: Securing the Right Mortgage & Solicitor

With your offer accepted, I’ll source the most suitable mortgage product for your needs and introduce you to trusted solicitors and surveyors. This ensures you have the right professional team on your side from day one.

Step 6: Mortgage Application, Offer & Protection

I’ll handle the paperwork, deal directly with the lender, and manage underwriters’ questions on your behalf. At the same time, we’ll discuss how to protect your mortgage and home with the right insurance cover, giving you and your family peace of mind. Most formal mortgage offers are issued within a couple of weeks.

Step 7: Conveyancing Guidance

Conveyancing is often the stage where buyers feel lost. I’ll stay available to guide you through forms, paperwork, and common pitfalls – evenings included. My job is to make sure you always know what’s happening and what comes next.

Step 8: Exchange & Completion

Once contracts are exchanged, the purchase becomes legally binding. Completion usually follows around a week later – the day you pick up your keys!
